Scope of Work

WEAVERCOOKE is preparing a price for the historic redevelopment of Converse Mill Lofts located in Spartanburg, SC. We would like to invite you to provide final CONTRACT PRICING for the project by 2:00 PM on Thursday, February 20, 2020.

Project Description:
Converse Mill Lofts is a mill complex that consists of two adjoined buildings: a 1903 mill structure and a 1949-1952 two-story warehouse. The complex will be converted into a multifamily apartment community consisting of 173 apartment units, interior and exterior amenity areas, a new parking area, and drives. Construction start is planned for Summer 2020.

Trade packages include the following: grading and storm drainage, demolition and abatement, site utilities, retaining walls, asphalt paving, fencing, landscaping, swimming pool, concrete, concrete polishing, masonry, miscellaneous steel and steel rails, wood trim material and installation, cabinets and granite countertops, metal/fiber cement siding, waterproofing, insulation, TPO and standing seam roofing, doors and frames, door hardware, replacement and aluminum clad wood windows, storefront glass and glazing, drywall, flooring (cast in place paver tiles, epoxy urethane coating, cork rubber flooring, and fitness center flooring), painting, textured wall panels, tile, shelving, accessories, storage units, louvers, fire extinguishers, mailboxes, signage, appliances, window treatments, elevator, sprinkler, plumbing, HVAC, and electrical.

Please note the following:
The project must meet the National Green Building Standard (NGBS) Certification to the NGBS "Bronze" Level. The building must also achieve a minimum score of 75 for Energy Star.

The project is being renovated under the Historic Tax Credit Program. The mill structure is listed as part of the Historic Preservation Certification as a Certified Historic Structure. Therefore, the renovation process will follow the National Park Service Department of the Interior Guidelines for Historic Rehabilitation.

This project is funded in part by HUD and historic tax credits.

Davis-Bacon BUILDING rates are required.

Site visits will be scheduled shortly. We will meet in the front of the building at 200 High Street, Spartanburg, SC 29306. Please do not visit the site unless part of a scheduled site visit.
