Scope of Work

The Project consists of a 14,225 Sf single story building to be located at 5236 Randall Drive adjacent to the south west corner of parking Lot Q. The proposed project will provide necessary office, classroom and specialized lab space for this new program needed by the fall of 2021.

Site work will include modifications of existing stormwater retention systems, utilities infrastructure for water: domestic and fire, sanitary sewer, electrical and telecommunications.

The building will be a steel structure on shallow spread footings with masonry brick veneer and a sloped roof with asphalt shingles. Interiors will be metal stud with gypsum wall board assemblies, interior finishes to include sealed concrete, VCT, carpet, paint, and acoustical ceiling panels.

The mechanical system for the facility is an air cooled variable refrigerant volume system (VRV, Air Cooled Heat Pump with Heat Recovery). The VRV air-cooled system for this facility would be composed of (two) outdoor, air-cooled heat pumps serving multiple indoor wall mounted and ducted fan coil units at zone level. Ventilation (outside air; OA) will be provided with a dedicated 100% DOAS outside air unit located in the main mechanical room.

All building toilets and housekeeping rooms will be exhausted by a general exhaust system. A dedicated exhaust system for the (5) domed extraction arms (NIC) will be provided with dedicated manual on/off switching.

Controls for the building systems will incorporate a full-building, centralized, direct digital control (DDC) technology for building control functions.

The entire building will be provided with an automatic sprinkler system in accordance with NFPA 13

A new addressable fire alarm system and graphic annunciator will be provided for the building.
